A very eye catching vessel, the Krogen 49 Express is both a luxurious long range cruiser and a powerful 22 knot semi-displacement cruiser. The lines harken back to an earlier and simpler time, yet have feet firmly planted in the twenty first century. From the beautiful aft deck to the forward master stateroom, all the areas flow from one to another with grace and charm. The Express 49 is an excellent handling and very sea worthy with ample room for a couple with or without crew. The cherry wood interior and beautiful matching fabrics present a very warm and inviting interior. There is excellent visibility from the raised pilot house and inside access to the flying bridge. Large engine compartment with walk in door and consider access with salon hatches open, this access makes maintenance and checks a breeze.  These are finely crafted vessels. Owners change of plans necessitates placing this vessel on the market.

ACCOMMODATIONS:  As you walk down the dock you realize what a beautiful boat the Krogen 49 Express surely is.  A bygone error commuter vessel but with a modern twist.

You can access the side decks through boarding gates or into the cockpit through removeable boarding gates into the cockpit.  Large and protected by the flybridge overhang, you can enjoy the cockpit in almost any weather. The cap rails and sole are teak. A centered transom door leads to the swim platform with a folding swim ladder.  The side decks are wide and offer high railings to ensure you safe.  You can walk around the entire boat on the side decks making access to the bow and stern easy.

Through two doors you enter the salon.  Immediately to starboard is a “L” shaped settee and high low table with leaves allowing additional seating for a meal, wine, or playing cards.  To port is a stressless chair and ottoman.  Forward is a TV and entertainment cabinet.  Forward and to port is a beautiful cabinet with bookshelves and cabinet storage.  To starboard is the “U” shaped galley with full size appliances and plenty of room for food preparation and storage.  At the base of the steps leading to the pilothouse and to starboard are the electrical panels.  Up two steps you are in the pilothouse with port and starboard sliding doors.  The helm offers excellent visibility and easy access to engine controls and navigation displays.  Aft is a large elevated settee with a table.  Down four steps you enter the lower cabins. Immediately aft of the steps and to starboard is the washer/dryer and access to the engine room. To port is the day/guest head with separate shower stall, Vacu-Flush head and vanity with sink and storage.  Across on the starboard side is the guest cabin with an “L” shaped settee that easily converts into a double berth and a desk forward.  Plenty of storage with hanging locker and cabinets.   Forward and again to port is the master head with separate shower stall, Vacu-Flush head and vanity with sink and storage.  The master stateroom is forward with a queen size centerline berth, small settees to port and starboard, hanging lockers, drawers, and a vanity aft with large mirror and additional storage.  

GALLEY:  Located in the main cabin forward and starboard, the galley offers excellent food preparation and storage spaces that will please the onboard chef.  Plus, complete communication with the captain and crew relaxing in the salon.

Engine:

Heat Exchanger end caps were removed and tubes were checked/cleaned 9/25

Engine is equipped with a bronze exhaust elbow which is not subject to rust and corrosion as the iron ones are. Inspected by endoscope 2025 with no noticeable carbon buildup.

Engine belt has been replaced as needed and spares are onboard.

Oil and filter were last changed at 3090 hours 8/25. Engine has just been run occasionally at the dock since.

Raw water impeller was replaced 3/24, and was inspected on 4/2/26. A spare is on board.

Replaced FLA engine start battery 3/24.

 

Electrical:

The house bank consists of three 300 Amp Hour Epoch LiFePO4 Lithium Batteries, self-heating and with Bluetooth monitoring, for a total of 900 AH usable capacity. Installed 8/23 and have worked flawlessly.

Engine charging is through a Victron DC-to-DC charger from the FLA engine start battery, which is charged by the 80 amp Hitachi alternator. There is a new Balmar 100 amp alternator with external regulator aboard but not installed.

Shore power charging is handled by a Xantrex Freedom XC 2000 Inverter/Charger installed 12/20. A portable generator may also be utilized.

Solar charging consists of a 360 watt solar panel mounted over the dinghy davits and two 200 watt panels mounted over the bimini top, for a total capacity of 760 watts. The 360 watt panel and one of the 200 watt panels each have a dedicated Victron charge controller, while the other 200 watt panel shares a hybrid charge controller with the 500 watt capacity Wind Generator, installed 9/24.

Magnolia has two 30 amp shore power circuits, one for house electrical and the second dedicated to powering the two heat pumps.

All navigation lights and interior lights are LED, for significant energy savings.

 

Heating/Cooling:

There are two reverse cycle heat pumps, one a Dometic 16K (installed 7/23)  heating and cooling the main salon and the forward berth, and the other is a CTM CT-6 6K unit (installed 7/25) heating and cooling the aft cabin. Both function as they should. As previously mentioned, there is a dedicated 30 amp shore power circuit powering these two units.

 

 

Fresh Water:

Magnolia has three fresh water tanks, 40 gallon tanks port and starboard and a 50 gallon tank aft for a combined capacity of 130 gallons. All three are filled from deck ports, and are selected from a valve manifold under the starboard settee in the main salon. They may also be filled utilizing the 120 volt SeaWater Pro reverse osmosis watermaker, installed in 2018 and producing between 15-18 gallons per hour. Membrane was replaced 2/25, and there are pre-filters aboard. The unit is not pickled, but is flushed on a timed schedule from the fresh water system utilizing a yard sprinkler timer.

There is also a pressure freshwater supply port utilizing water from the dock. This has a quick disconnect fitting for simple hose hookup and removal.

 

Heads:

Magnolia is equipped with two heads, one at the bow and one across from the galley just forward of the aft cabin. The forward head has a handheld shower with sump pump and a manual Jabsco toilet which flushes to a holding tank. The holding tank may be emptied either by utilizing the deck pump out port or by discharging overboard with the macerator pump if offshore.

The aft head has a shower stall with curtain, making showering aboard a pleasure. The manual Jabsco toilet may flush directly overboard through an ElectroScan Marine Sanitation Device, which macerates and treats any waste to EPA and Coast Guard standards. The ElectroScan electrode was replaced 9/25, and the unit works as it should. Utilizing a Y valve under the aft berth, the aft toilet may also flush directly into another holding tank with deck pump out port and macerator pump for discharge overboard when offshore.

 

Galley:

The galley has a double stainless steel sink equipped with an American Standard Pull-out Faucet installed 6/19, making it much easier to wash dishes. The stove is a Force 10 propane, with three burners and broiler. The igniter does not work so a grill starter is used…There are two 10 pound propane tanks located in a vented cockpit locker. The pigtail connector was replaced 2/22.

The Grunert refrigeration system is both water and air cooled, so the system may be used while out of the water by simply unplugging the water pump.

Installed an InkBird digital temperature controller for the freezer 11/21. This allows for programmable settings and displays a digital reading of the freezer temperature. The refrigerator side is spillover, utilizing a small fan to blow cold air from the freezer side. It runs continuously but uses very little power.

A counter top ice maker is also included.

 

Electronics:

Magnolia has been sailed extensively up and down the East Coast from the Chesapeake Bay to the Bahamas and the Florida Keys, both offshore and on the ICW, utilizing iPads running Aqua Map and/or Navionics for navigation. Dual USB/12 volt plugs were installed at the steering console for charging.

CPT Auto Pilot installed 2018. Spare belts and shear pins are aboard.

 Emtrak 924B AIS Transponder with antenna splitter and Wifi hotspot installed 2/22. The wind, depth, and speed through water instruments are plugged into this unit, allowing that data to show up in navigation apps when logged onto the Emtrak hotspot.

A stern radar mast with dinghy outboard hoist and Simrad Halo 20+ 36 nm radar was installed 10/22. The radar is plugged into a B&G Zeus 2 multi-function display located at the interior nav station. A Navico WiFi-1 module allows an iPad in the cockpit running the GoFree app to display and control the radar data from the Zeus 2 MFD.

Magnolia also has a Starlink Gen 2 system installed, using a 300 watt inverter to minimize current draw. The subscription is currently paused, but may be transferred to the new owners.

A Standard Horizon GX2200 fixed mount vhf radio and Standard Horizon HX210 hand held vhf radio are also included.

 

Dinghy/Outboard:

West Marine RIB-310 Aluminum Hull Hypalon Fabric Dinghy purchased 6/23. Currently on the foredeck but usually in the Garhauer dinghy davits when traveling. The davits are tall enough to allow unimpeded access to the cockpit through the stern when the dinghy is in the water or on the foredeck.

2022 Model Yamaha 8 HP outboard purchased 12/23 from Butler Marine in Beaufort, SC. Has lifting harness and stores on the aft rail when not mounted on the dinghy.

Miscellaneous:

There are numerous cruising guides and paper charts covering the US east coast and the Bahamas located in the storage area under the forward Pullman berth, everything needed from the Chesapeake Bay on down.

Also includes diesel and gasoline jerry cans for storage on the port rail when cruising. Also a 12 volt oil change pump.

Lots of spare filters, belts, and other parts as well.

Owner’s Manual and Engine Manual are included, as well as a maintenance log listing most of the work done on the boat since 2018.
